Critical Mass Architects were commissioned to provide a full architectural service to refurbish a detached Georgian villa. The listed property had been significantly altered since original construction through conversions to the loft and basement, extensions to the rear and varied internal layout revisions, which left the property with inadequate internal structure, an interior of varying periods and styles and a basement subject to periodic flooding. The brief was to rectify defects, address the flooding basement, and restore the property to its former splendor incorporating a new rear conservatory.
Listed building status requires one to preserve and enhance the character of the existing building the listing covering all elements of the building fabric regardless of style or period. Thus when a building has been subject to major change, the stage to which to restore the property must be carefully considered. Initial research of historical records, photographs and building structure established a history of changes and their impact on the building, assisting with design development and assessment of defects on a cause and effect basis.
